registering the contract with the notary you:
Must
confirm he is the correct notary for the correct district.
Must confirm that no registering took place regarding the
property, except hopefully the person who is selling to
you.
Must confirm that the contract is a legal contract.
Must confirm that he has the authority to register for a
deed at a later moment.
In
the best of cases:
The notary
confirms that he knows the property himself.
The notary confirms that he registered the parcel out or
condominium himself.
The notary confirms that he knows the actual holder of the
title himself, this confirms that the person is the actual
title holder.
You must
check that the registering of the contract holds the name
of this notary and the CNPJ of his notary, you can look
this up on the governmental website.
The registered contract must have the stamp of the notary
and the registry information.
