From step one of the buying process, you will have contractual security!

 

The Brazilian goverment is actively encouraging foreign direct investment, investing in property in Brazil is as safe and easy as in any modern country like the US or in Europe.

Foreign investors receive the same investment and possession rights as Brazilians.

When you purchase with us you will recieve a contract signed and if you want stamped by the notary allowing you to first register your contract, and after completion, recieve the deeds to your plot and/or Villa, the contract will be in your name and will designate exactly which plot and location you have purchased.

This is how we can offer freehold villas, as opposed to apartments or villas on a communually owned loteamento.

 

DUE DILLIGENCE AND NOTARY

We think that registering your contract with the notary gives you very early security, for a low price.

Since In the very early stages, before you have fulfilled all your contractual obligations and the build is complete, it is impossible to obtain the deeds.

Generally it takes up to 3 months, after you have met the obligations and payments, to obtain the deed.

We think and the notary recommends that in these very early stages instead of focusing on things that are not possible yet, it is more important to register your contract as soon as possible with the notary in charge (Civil Law Notary responsible for the district where your property is located).


Preferably immediately after receipt of the "entry fee" (sinal) by the Seller.
The cost is about 1% of the total price of the property, and gives you early piece of mind and security for your investment.

Registration of the contract with the proper notary, is in order to avoid multiple sales.


When registering the contract with the notary you:


Must confirm he is the correct notary for the correct district.
Must confirm that no registering took place regarding the property, except hopefully the person who is selling to you.
Must confirm that the contract is a legal contract.
Must confirm that he has the authority to register for a deed at a later moment.

 

In the best of cases:

The notary confirms that he knows the property himself.
The notary confirms that he registered the parcel out or condominium himself.
The notary confirms that he knows the actual holder of the title himself, this confirms that the person is the actual title holder.

You must check that the registering of the contract holds the name of this notary and the CNPJ of his notary, you can look this up on the governmental website.


The registered contract must have the stamp of the notary and the registry information.
