Sometimes things in Brazil are more complicated or just different, but some aspects are just more practical, logical, modern or better.

Possibilities for you to make security checks are evolving faster then in Europe and the UK ( many of them online on official sites and with all security ), as it had to be workable in a very fast developing and enormous country with vast potential and vast challenges.

One of the most important security items ( by far the favourite of the Brazilians and not enough mentioned by sollicitors and agents ) is registering your plot and or house with the city councel ( and consequently paying the councel tax ).

At the end it is a very affordable tax of between 50 Re (for a popular house) and 1000 Re ( mansion with a large piece of land ) a year
( lower prices in the region of Touros ).

Ideally you should learn at least about some items, after all it is not so difficult and much more accesible then in Europe.
Much if not most of the security items involved you can simply access online in offcial and secured sites.
( in cases such info should not be available in your language we will try to translate or resume some of these in the near future )

the most essential security items regarding person, company and/or the plot/land involved in your investment.

An extract of some of the first and most important documents of the Owner, Builder and the Project

The Owner having all uppermost important documents in place long time ago has tremendous advantages for your security and that of the project
( see further below ).

Our "escritura publica" and occupation ( posse) goes back for over 30 years ( as shows our "certidao vintenario e de onus" that we do not show here mainly for privacy reasons, however your solicitor can ask for it together with all other legal documents he thinks he needs to check amongst others with Notary and City Hall ).

All experienced Solicitors and Lawyers will confirm you the extreme importance of long time escritura publica, registration and especially maintenance of occupation (posse).

All these below official documents ( amongst others ) are registered in their appropriate places ( Notary and City Hall ).

This project and its legal documentation is very well known and even considered as a model case ( e.g. by the City Hall and the Notary ) as well as the most high end and sustained project in the region.

Joined certificate ( of the State ) of Brazil on the name of the Owner and Builder ( below )

All debt to the Brazilian State (Federal) and all obligation towards the State are declared totally fulfilled if this

certificate is negative ( certidao conjunta negativa ).

It holds a control number ( 0362.58D6.1208.CD3E ) that you or your Solicitor can use to check for legitimacy of this document and where it stands for on the secured and official website of the Brazilian state.

Such certificate is not a full 100 % guarantee that everything regarding your purchase will go as it should.
It is however one of the first and most complete checks you could do even before you pay your first parcel.

In addition it is very important you should check the legality of the contract of which you need to have at least one original.

You should register your plot ( and villa ) at the first convenience at the Notary and at the City Council ( see also : Our contract and associated advantages ).

In the case the Owner and Builder is one and the same person ( and the project is registered for a long time, is sustainable and has a good recommendation from the Notary and City Council ) you can do the registering already in the earliest stages of purchase ( directly after the entry fee has become available to the Owner and Builder ).

We can do this early registry in notary and City Council for you.
Then at any time your Solicitor or yourself can check this out and have a certificate and / or one or more certificated copies of these registerings
( the Notary will charge you a small fee for such certificate or certificated copy ) .
